Bye Bye 2016 ~ Welcome 2017!

This shall be the last post for T.U.B Investing in 2016.

This blog grew bigger in 2016 and I really appreciate everyone who read and commented. Without you, I will never be where I am today in this blogging journey.

To recap, here are some of the interesting things I did in 2016 as the writer of T.U.B Investing:

1. Started a Triple S Scorecard Online Course with Stockflock.

This was the initial start of the sharing sessions. Still remember the feeling I had when there were people who are interested in the Online Course.

2. Did an interview with "B".

After that, I never did another interview because I started to engage in other "projects". Will try to restart this in 2017.

3. A review of my Triple S Scorecard Stocks after almost a year and the enhancement to the Triple S Scorecard.

Up till today, I still believe the Enhanced Triple S Scorecard will have been the most important factor I have created during my investing path.

4. The start of the 1st Sharing Session with T.U.B and the success that came along with it.

I really have a lot of people to thank for this to happen. I also like to thank all the participants whom have paid and came to hear me share on my scorecards.

5. The start of another project - The search for dividend and the creation of the Dividend Scorecard Portion

For the Dividend Scorecard Portion, I will not say it has been highly successful in terms of usage and getting the results (less successful than Enhanced Triple S Scorecard). But I believe it has helped me in finding counters that give out high dividend yield.

6. The change in plan - from a focus on small/mid cap counters to also include blue chips.

7. Using of InvestingNote.

I was absolutely amazed with this app. There was a period I was almost like addicted with it.

8. Closing of all my positions using the Deep-Value Strategy.

Some people will say I do not have enough patience. Thus, I believe this is something I need to learn in 2017. Patience.

9. Year End Review of my Value Portfolio. 

Up till today, I am still displeased with how it performed. I am looking forward to the new year! And yes, I want to achieve 10% at the end of 2017. This comes with the plan of staying on the sideline more often.

10. The trial with Sabana REIT and rights issue.

If this eventually works out, this mean that I will have learnt something interesting for 2017 if other REIT release rights issue as well!

1. Blogging and the write up of interesting counters

This is where it all started and I will definitely continue in 2017.

2. The restart of Sharing Session with T.U.B

I will definitely restart the Sharing Session with T.U.B in 2017. I am currently thinking of ways to make it more interesting to provide for the attendees. In addition, I believe it will also be longer, maybe 9 to 5 for each session. The location will most probably change as well and price may increase a bit. Nevertheless, I hope new participates will continue to come and support the Sharing Session with T.U.B.

3. The Launch of T.U.B Circle

I have yet to officially launch the T.U.B Circle yet. It will be a collection of Enhanced Triple S Scorecard with Dividend Scorecard Portion of, eventually, almost all the counters in SGX. I am planning to launch T.U.B Circle with a big group meetup as well.

4.  Start Small With U.S. Counters

I am planning to start a very small portfolio on U.S. counters (very low 4 figure sum) with a few of my friend. This will be a trial for me to try investing in U.S. counters. Thus, I may also start writing on U.S. counters (although minimally). Hope this will also provide new insights for the readers.

5. An Enhanced Triple S Scorecard for U.S. Counters

Additionally I will be trying to come up with an Enhanced Triple S Scorecard for U.S. counters. This will be tested over a period of 6 months. If successful, I will reveal the results here in T.U.B Investing.

With that, I will like to wish everyone - a Happy New Year - and hope everyone will be successful and have a "Huat" year in 2017!

My Roller-coaster Ride with Sabana REIT

Before I start, it will be good to note that I am a noob at REIT. I have not come up with a method of how to value REIT. So read this with a pinch of salt...

Prior to Sabana REIT recent rights issue, I have always kept a watch on it. Although I always understand how lousy the Sabana REIT management team is, I still feel there is always a price for Sabana REIT. 

Furthermore, I am always trying to be contrarian. Thus, with Sabana REIT having so many empty units, dividend will shoot up if part of these empty units were rented out.

Thus, when Sabana REIT announced the rights issue, I decided to purchase some of its "mother shares" (Actual Sabana REIT shares, not the right issue shares). This is the start of my roller-coaster ride...

With the confirmation of my purchase of the mother shares, I started to feel nervous as I saw the price keep dropping. 

Then stupidly, I bought more at the lower price to average down. 


Soon, the news and comments on Sabana REIT started to flood the internet. After reading these posts from Investment Moats and BullytheBear, in addition to all the negativity on facebook and InvestingNote, my heart took over. I reduced my Sabana REIT holdings at an EVEN LOWER PRICE


This was the point where I started to ignore all the news on Sabana REIT and then I saw the price stabilizing at a HIGHER PRICE THAT I SOLD.
At this point, I have no idea whether I should be sad or happy. Nevertheless, I decided to wait till my CDP account being credited with Sabana REIT (the mother shares), so that I can go and apply the rights issue immediately.

On Saturday, I happily went to the ATM and tried applying for the rights! Then, this appears.

I got the shock of my life and started to message my broker (Yes, on Christmas Eve, Thanks for replying!) as well as blasting my questions on InvestingNote.

Luckily, bgting replied my questions on InvestingNote and gave me all the information I believe I need from now till the end of rights issue. THANK YOU bgting!


With that, I decided I will just rest and relax during this holiday period and ignore the stock market.

In conclusion, I knew this was a bet and I might need to pay some school fees. But after this incident, I will have learnt enough to understand the effects of rights issue and emotional mental consideration of this journey. 

Do note that I have yet to talk about any of my intended strategies of buying of Sabana REIT and its rights issue. This is because I am not confident of this effectiveness and sharing on an "assumed" strategy may not be ethical at this point in time. Thus, I hope you will understand.

Nevertheless, after this, I went on to spent more money on this:

This will be my first ever console and the 1st game I downloaded on my handphone since June.

I decided I need some time on the sidelines to enjoy the holiday season a little.

Additional Consideration For The Plan Since Fed Raise Interest Rate

As announced on 15 Dec 2016,  Fed raises interest rate. There was also some indication that it will continue to raise interest rate for 3 times in the year 2017.

Do note that "debt" stated in this post below relates to "bank borrowings" and "interest bearing debt".

How will this impacted my plan?

For those companies that are significant leveraged, their net profit will be impacted negatively. This will created a downwards pressure on their share price.

In the aspect of these companies' cashflow statement, more cash will also be required to either "pay off the debt" or "pay off the financing cost". This will result in less cash being used to pay dividend. Thus, dividend yield maybe reduced in future and share price will most probably be affected.

So what should I do?

I will be including "debt to equity" as a major consideration of my future purchases. This will lead me to shift more significantly from leveraged companies to companies with net cash or even companies without debt.

However, there maybe debt that can be considered as "good". Therefore, as per my Enhanced Triple S Scorecard with Dividend Scorecard Portion, I will continue to set a company's ideal debt to equity ratio to be lower than 35%.

With the above in mind, these are the counters in The Value Portfolio that have debt to equity of more than 35%:

1. Singapore Telecommunications Limited
2. M1 Limited
3. ST Engineering Ltd
4. Suntec Real Estate Inv Trust (Based on reitdata)
5. Frasers Centrepoint Limited
6. OUE Hospitality Trust (Based on reitdata)
7. Singapore Post Limited
8. Maxi-Cash Financial Services Corp Ltd

In Short

A review of the portfolio indicates that most of the companies that fail the debt to equity ratio less than 35% are mostly REITs or Blue Chips, except for Maxi-Cash Financial Services Corp Ltd.

REITs require leverage to continue to operate, while the Blue Chips above, have significant branding and market share to continue to operate. Thus, I can say that my portfolio is rather "safe" from these increment in interest rate.

To further protect my portfolio from these interest rate increases, it will be better to ignore non-Blue Chips that has a debt to equity ratio of more than 35%.

An interesting note that I found was that some blue chips (such as Singapore Airlines Limited and ComfortDelGro Corporation Limited) in my portfolio actually has a debt to equity less than 35%.

End Year Review of The Value Portfolio

It has been a long time since I wrote anything on The Value Portfolio. Nevertheless, this should be the final review of The Value Portfolio in 2016.

Before that, I will like to state my expectation for the next year - I want to achieve a gain in excess of 10% for The Value Portfolio in 2017.

This may not be significant to many, but I consider this to be really tough considering how our economy has been performing.

In order to achieve this target of 10% gain, I believe I should focus much more on capital gain rather than dividend gain. Therefore, in addition to my plan, I will be adding an extra factor into consideration when I purchase any counter: a Catalyst. This catalyst is suppose to allow its share price to increase significantly in the next year.

Nevertheless, I will not be ignoring dividend too. Companies that I invest in should continue to provide an acceptable dividend yield (at least 3% to 3.5%). This is to protect my downside in case the company's share price did not rise at all in 2017.

On the other hand, this does not meant that companies I am already vested in, which I cannot find any catalyst, will be sold. This group of companies should contribute about 50% of my existing portfolio.

So back to the main topic, here is The Value Portfolio as of 15 Dec 2016 and it will be listed from the company with the largest percentage in the portfolio to the one with the lowest percentage in the portfolio (I guess this is the first time I reveal so much more about the portfolio):

1. Oversea-Chinese Banking Corporation

The main catalyst for this company will be their latest move to expand further into wealth management business via the acquisition of Barclays' Singapore and Hong Kong Wealth and Investment Management Business. 

Nevertheless, rather than growth, I will have prefer the company to manage their non-performing-loan for 2017 as we continue to "expect the unexpected".

The major catalyst for Singtel will definitely be the listing of the Netlink Trust. However, this could just be "all talk and no action" for 2017 if the economy continues to worsen.

3. Singapore Airlines Limited (Newly Added)

Recently I bought this counter as I found that it's share price to be close to its 52 weeks low. 

As stated in my previous write up, I do not intend to invest in SIA due to various factors, I am actually also very skeptical about its management team, as I felt it actually wasted money over the last few years with the creation and listing of Tiger Airway, then the creation of Scoot, then delisting of Tiger Airway and then combining of Tiger Airway and Scoot. And all this while, Silkair is still around.

But the current low share price attracted me (It is also close to its 5 years low) and other factors such as continued low oil prices encouraged me.

Now that I am vested, I believe that the catalyst for 2017 will be its strategy to return to long haul flights into USA and Europe. This is further emphasized by its joint venture with Luthansa Group. 

4. ComfortDelGro Corporation Limited (Newly Added)

This is another counter that I bought recently due to its significant fall in price. Similarly, I was also skeptical about this counter due to the threat from Uber and Grab. However, the Delisting of SMRT Ltd and being the only transport company in SGX (other than SBS Transit, which is its subsidiary) made me attracted to this company.

Nevertheless, the main catalyst for 2017 is for its subsidiary, SBS Transit, to transfer its assets to LTA.

Rather than looking at catalyst, the most important factor for the company is to sell its property units on time before QC or ABSD charges occurs. Another factor to consider is if the company will maintain its dividend at 33 cents for 2017.

I have also wrote another article on Chuan Hup Holding Ltd. In addition to the acquisition, the company will be allocated 59,151,600 shares price at 80 cents for a cost of only about 60 cents only ($35,000,000/59,151,600).

Even if the acquisition did not materialize, the dividend yield on the current share price is still 4.16%.

The main concern for Ellipsiz Ltd is the possibility of a decline in the orders from its customers - the Semiconductor Suppliers. It will be important for the company to continue to earn respectable margins in order to sustain its dividend yield and payout.

As shown above, I have gained significantly from this counter after holding it for a number of years. It's management has also been very generous with its dividend payout, and it is very hard to find such a generous management team nowadays. I doubt I will ever sell this counter.

13. Suntec Real Estate Inv Trust

I bought Suntec REIT a few years ago, when Suntec City was still renovating. At that time, there were limited shops and it hurt their ability to pay dividend. Fast forward to now, Suntec City has been fully renovated and I am already "in-the-money" for this counter.

I have actually bought this counter for quite some time. I was never really a "REITs" guy, but the interest in this company started when I realise that Victoria Secret and Michael Kors will be locating their flagship store at Mandarin Gallery. 

Now that Victoria Secret and Michael Kors have already started operations. I will be looking forward to more dividend and hopefully a capital gain on this counter.

18. Far East Hospitality Trust

Singpost is a very interesting company. From my research, despite having numerous logistic companies in SGX, this is the only company to be fully engage in the revolution of eCommerce. Thus, I decided to purchase it as part of The Value Portfolio. 

Nevertheless, the drop in its dividend payout and a change in its dividend policy will definitely reduce its dividend yield and eventually its share price.

However, the fact that Amazon is coming to Singapore and with the continued investment from Alibaba, I believe that there are still significant catalyst in place for the share price to eventually hit a new high in 2017.

As of today, Alibaba has also gotten the "nod" to increase its stake in Singpost!

20. CDW Holding Limited

This counter was purchase because it passed both of my scorecards at my entry price. However, there are definitely major concerns in this counter. The recent share price is supported by the major share buybacks by the company.

The only catalyst for the share price to "wake up" is the company to get its customer interested in its new product.

In the previous post, I have stated that I wanted to sell off this counter. However, I have only managed to reduced my holdings as the share price has been dropping. I am reluctant to sell this quality company at such a cheap price. Therefore, I will wait for either the share price to rise eventually before I sell, or for to drop significantly before I purchase more.

The near term catalyst for the company will be how their newly acquired hotel business will affect their bottom line.

The long term catalyst will be its future property development at the residential site at Fernvale Road, which was recently purchased.

However, the short term negativity will be its ability to offload all the remaining units at Robin Residences before ABSD charges hit them.

23. BBR Holdings (S) Limited (Newly Added)

These shares are the left over, which I didn't realise I had, until my SGX monthly summary came. Thus, this is a reminder for me to track my portfolio holdings properly.

Remaining Warchest: 14.88%

Overall Portfolio Gain since April 2011: 1.75% 

STI Index since April 2011: -8.26%. However, if we assume a collection of 3% dividend yield per year since April 2011 (a collection of 3% across 5 years, estimated at 15% in total), the similar STI Index could have produced a gain of 6.74%! This will be better than the return from The Value Portfolio.

In Short

This revelation may result in me losing some readers. But do note I also know this is a VERY BAD SET OF RESULTS.

On foresight, the reasons I did not perform up to expectation in 2016, were due to the losses I made on a few investments, such as the sale of Sin Ghee Huat Corporation Limited, USP Group Ltd, Top Global Ltd and even DBS. As stated previously the venture into deep value stocks did not produce the results I wanted and the lack of funds made me sell some of the counters which I really did not want to sell.

Moving forward, I believe I will have to stick to my plan and be more patient with my portfolio. This post serve as a reminder for myself and I will be back with a review of the portfolio at the end of the 1st Quarter of 2017.
